Deal to Done Mentorship | HER Table

HER Table presents the Deal to Done Mentorship

Every step of a deal, from your market to the closing table.

A 12-week mentorship with Dawn Simmons and Marisol Ortiz, with step-by-step guidance and some accountability. You learn the full method behind the Lab, one part of the deal at a time, and build each part into GoHighLevel as you go, so it lives in your system instead of your head.

At a glance

12 weeks, six modules, two weeks for each part of the deal
1 step at a time, with guidance and accountability along the way
2 coaches: one for the deal, one for the system behind it

Coaching calls, recorded and kept in the portal, plus your own GoHighLevel account.

The Lab showed you two parts of the deal. Here are all six.

In the Lab, Day 1 was a taste of the numbers and Day 2 a taste of the conversation and follow-up. Deal to Done teaches the whole path, from reading your market to following up after closing.

Learn it on the call. Build it in between.

Live coaching calls meet every other week. The week in between is for building what you learned into your system, with accountability to keep you moving.

The Strategy, with Dawn

How to think through the deal

The market, the numbers, the seller conversation, the contracts and the closing. You work through each one step by step, with the room asking questions alongside you.

The System, with Marisol

How to build it into GoHighLevel

Your seller page, your pipeline, your notes and numbers, your follow-up and your contract signing, set up live so every lead has one home.

Six parts of a deal. Twelve weeks.

Each part gets two weeks: learn it on a live coaching call, then build it into your system with accountability along the way.

Weeks 1–2

Welcome and mindset

Get grounded and set up your system.

Weeks 3–4

Market and leads

Read your market and bring your leads in.

Weeks 5–6

Numbers

Run both numbers and save them on the lead.

Weeks 7–8

Conversation

Keep the door open and let follow-up run.

Weeks 9–10

Contracts

Know each contract and send it for signing.

Weeks 11–12

Closing

Get to the closing table and plan what's next.

Step-by-step guidance from reading your market all the way to working a deal, with accountability along the way.

From Module 3

Same house. Two numbers.

The 70% rule gives you one number, and when it gets a no, there's often nowhere else to go. In Week 5 you run the second number by hand, step by step, on a property you saw in the Lab.

Never adjust the numbers to make the deal work. Adjust the exit.

70% rule Novation
ARV$491,000$491,000
Repairs$43,000$43,000
Starting point$343,700$448,000
Selling costsNot applied$35,840
Profit$25,000$25,000
Max offer$275,700$387,160
The second number shows $111,460 of room the first one never did.

This mentorship is for you if…

You have leads that didn't fit the formula

You've walked away from sellers when the wholesale number didn't work, and you want to know what else was possible.

You came to the Lab and want the rest

The Lab gave you a taste of the numbers and the conversation. You're ready for the contracts and the closing too.

Your business lives in too many places

Notes in a notebook, leads in a spreadsheet, follow-up in your memory. You want one system that holds it all.

You're tired of figuring it out alone

You want step-by-step guidance, a room of women learning alongside you, and two coaches who keep you accountable.

Questions you might have

Do I need to know GoHighLevel already?

No. There's a group onboarding call before the mentorship begins, and setup happens together in Week 2. We send a short checklist beforehand so nobody spends the call hunting for a password.

What if I miss a call?

Every call is recorded and kept in the portal. If you miss one, you're not behind.

Will I close a deal in 12 weeks?

We can't promise that, and we won't. Every deal has its own seller, market and timeline. What you'll have is the full method, a system that holds every lead, and the room to ask when you're stuck.

Is the contracts module legal advice?

No. You'll learn what each contract does and how to read it. Contracts and the rules around them change by state, so every template gets reviewed by an attorney in your state before you use it.

What happens to my GoHighLevel after Week 12?

In the last call, Dawn and Marisol walk you through how to keep it, and how to keep working together through HER Table, with no pressure either way.

Pull up a chair.

Twelve weeks of step-by-step guidance, two coaches who keep you accountable, and a table of women learning alongside you.
